Across Delhi NCR, new expressways, metro lines and airports are often presented as the reason a location will grow. Infrastructure matters — but it is the beginning of the story, not the proof.
Announced, under construction or operational?
A road on a map and a road you can drive on today are very different things. When a project mentions nearby infrastructure, ask for its current status and a dated, official source. Delays are common, and the value of a location changes when a project is years away rather than months.
Follow the people, not just the roads
Real demand comes from people who need to live, work or stay in a place. Look for:
- Employment — offices, industry or institutions that bring people to the area every day.
- Everyday services — schools, hospitals, markets and transport that people use now.
- Actual occupancy — are nearby completed buildings lived in, or mostly empty?
- Rental activity — who rents here today, and at what rents?
Visit at different times
A site visit on a quiet Sunday morning tells you very little about the weekday commute. If the location matters to your decision, visit it the way you would actually use it.
Infrastructure explains why a location could grow. Local demand tells you whether it is growing.
